Where things got stuck.
Maintenance requests arrived through forms, emails and photographs. Managers matched the property, rewrote the issue for a contractor, checked authority and relayed access arrangements.
Bookings and completion updates returned through separate conversations. The maintenance record lagged behind, leaving staff chasing work that might already be finished.

What we built.
Trident connected intake to the property register and a persistent maintenance record. AI prepares a concise issue summary and proposed trade category while preserving the tenant’s original words and photos.
Defined property, contractor and authority rules determine the next step. Routine authorised work can proceed to an approved contractor. Booking and completion updates return to the same repair, triggering the appropriate tenant messages.

05 / Inside the build
The details that
make it dependable.
An AI category does not authorise a repair. Uncertain matches, potentially urgent reports and work outside agreed authority alert a manager. A contractor acknowledging a task does not close it. Completion requires the agreed status and evidence, and repeat updates do not resend the same message.
